2025–26 Capital Region Construction Projects That Will Need Paving

With new builds underway across Albany and Colonie, Egan Paving breaks down which 2025–26 construction projects will need asphalt, drainage, and commercial lot paving.

Albany Construction Projects with Paving needed from Egan Paving

The Capital Region is booming. From commercial plazas to residential developments, Albany, Colonie, Schenectady, and Troy are all seeing growth in construction — and that means one thing for sure: fresh pavement will be in high demand.

If you’re a builder, property manager, or business owner planning a project in the next 12–18 months, now’s the time to consider your paving strategy. At Egan Paving, we’ve been laying the groundwork (literally) for over 50 years, and we know what it takes to deliver long-lasting, clean, code-compliant pavement in upstate New York’s challenging climate.

What’s Being Built in the Capital Region?

Albany Airport Expansion paved by Egan Paving

While some big projects grab headlines (like Amazon’s warehouse buildouts), many smaller and mid-sized developments across the area will need professional grading, drainage, and asphalt installation. These include:

  • New apartment complexes and subdivisions in Colonie and Clifton Park

  • Mixed-use buildings popping up along Albany’s Central Ave and in downtown Schenectady

  • Warehouse & logistics parks expanding in Rotterdam and Menands

  • Hospital and school renovations that require new driveways, drop-off lanes, and parking lots

  • Office and retail plazas undergoing complete property upgrades, including paving

In many of these cases, asphalt paving is one of the final steps — but it’s the first thing customers, tenants, and employees notice when they arrive.

Why Paving Is a Critical Part of the Construction Timeline

Delaying paving decisions can stall permits, push back occupancy, and cost you more in the long run. Here’s why you should line up paving early in your build schedule:

Code Compliance & Drainage

New builds often require engineered grading and proper runoff handling to pass final inspection. We coordinate with your GC or sitework crew to make sure the base and pitch meet standards — and that stormwater drains away from your building, not toward it.

Subgrade Matters

Without a well-compacted, clean base, asphalt won’t last. We install the right stone depth, compacted base, and asphalt thickness based on usage — whether it’s a light-use residential lot or heavy-duty commercial loop.

Seasonal Windows

In New York, you’ve got roughly May through October to lay asphalt without risking future cracking, raveling, or premature wear. Planning early gives you options — waiting until fall puts you in a scheduling crunch with less flexibility.

Hot Areas for 2025–26 Paving

Albany airport expansion with paving from Egan Paving

We’re already seeing site development in the following areas — and paving demand will follow:

Colonie & Latham

  • Residential builds near Sand Creek Rd and Osborne Rd

  • New healthcare & retail developments along Route 7

  • Ongoing upgrades to shopping centers needing lot resurfacing

Albany

  • Apartment buildings off Madison Ave and Lark Street

  • Redevelopment zones near Central Ave and Everett Rd

  • Side street parking, ADA compliance, and commercial expansions

Schenectady

  • Business park renovations in Glenville and Rotterdam

  • New tech-forward commercial tenants upgrading access roads

  • City sidewalk and crosswalk enhancements

Troy

  • Hudson River waterfront construction

  • Warehouse projects near Route 4 and 787

  • Private school and university upgrades

These aren’t just infrastructure upgrades — they’re opportunities to create safer, more functional, more attractive spaces for the Capital Region.

What to Look for in a Paving Partner

Whether you’re a developer or local business owner, here’s what you should expect from a paving crew:

  • A site visit (not just a quote from Google Earth)

  • A clear timeline and detailed pricing

  • Knowledge of local zoning, drainage, and load-bearing requirements

  • Crew members who are local — not day hires

  • A track record of projects in Albany, Colonie, and Schenectady

That’s what we deliver at Egan Paving.

If You’re Renovating, Don’t Forget the Lot

Already have a business? Planning to upgrade your building, signage, or landscape this year?

A brand-new parking lot or fresh re-striping can give your business a total facelift. A cracked lot with faded lines is the fastest way to turn off first-time customers. We’ve helped dozens of local businesses refresh their curb appealwithout disrupting daily operations — and we can help you plan around your schedule.

One last thing to think about…

The Capital Region is building — and the smart developers are already lining up crews for spring and summer 2025. If you’re working on a new facility, school, store, or residential property, your paving partner is a critical piece of the plan.

Let’s make sure you finish strong — and on schedule.

Saratoga Race Day & Paving Nostalgia: From Cobblestone Roads to Smooth Driveways in Albany, Colonie & Schenectady

On Whitney Stakes Day in Saratoga, we’re reflecting on the city’s journey from old cobblestone roads to today’s smooth asphalt driveways. A tribute to tradition, transformation—and your next paving project.

Egan Paving Celebrates the 98th running of the Whitney race in Saratoga Springs

Happy Whitney Day at Saratoga Race Course! Today marks the 98th running of the Grade 1 Whitney Stakes, run at 1⅛ miles, with a $1 million purse—featuring top-tier contenders like Sierra Leone and Fierceness.

But while the horses thunder on the main track, it’s worth remembering how far the roads leading to this historic venue have come—from rough stone to refined asphalt.

Egan Paving and Saratoga

From Cobblestone to Blacktop: Roads of Saratoga

Back in the early 1900s, Troy–Saratoga roads were often cobbled or dirt. Today, thanks to regional paving efforts, most main streets are paved, navigable, and smooth. Yet around town—especially near cottages in Geyser Crest or historic homes off Union Avenue—you may still spot gravel and old cobblestone driveways.

That contrast is a reminder: just like the past roads, some properties around Albany, Colonie, and Schenectady still need paving transformations to match modern standards.

What’s Happening Today at Saratoga

  • It’s Whitney Day 2025, Saturday, August 2—one of the marquee weekends of the Saratoga meet.

  • Attendance events include a Best in Pink fashion contest, Hall of Fame poster signing, and charity meetups honoring the Whitney legacy.

  • Pet a retired thoroughbred in “Horse Sense” between noon and 2pm—classic Saratoga traditions.

The race itself honors decades of Whitney family involvement in American racing, named after William Collins Whitney, and a tribute to the late Marylou Whitney, Saratoga’s “social queen.”

Why This Matters to Homeowners and Businesses

Just as Saratoga has upgraded its infrastructure—from cobblestone to commercial-grade asphalt—so too can your curb appeal undergo a modern transformation.

At Egan Paving, we celebrate that same shift:

  • Helping historic Albany homes upgrade driveways without losing character

  • Modernizing Colonie parking lots for stores and offices

  • Restoring Schenectady business lots with proper drainage and smooth surfaces

Driveways are often overlooked—until they’re bumpy, cracked, or dug by ice and rain.

🎶 Summer Events & Saratoga Vibes

Whitney Day highlights only scratch the surface of Saratoga’s summer scene:

  • Jim Dandy Stakes just wrapped on July 26, with Kentucky Derby/Bronx winner Sovereignty taking the day.

  • Next up: the legendary Travers Stakes on August 23

  • Meanwhile, music concerts and community events dot downtown Saratoga nearly every weekend

    — think live performances at Congress Park, outdoor dining along Broadway, and open-air markets

It’s a celebration of summer—just like when families come together to pave their driveways or lots before fall sets in.

Paving Lessons from Saratoga’s Roads

Good drainage keeps pavement intact

Cobblestone roads once handled runoff poorly. Today’s asphalt requires proper base, grade, and slope—just as we ensure with every drive or lot.

Appearance means pride

The same way Saratoga polished its streets to match its elegance, modern pavement enhances curb appeal and usability.

Routine maintenance avoids full rebuilds

Just as city maintenance preserves race track roads, a small repair early prevents full repaving later. Cracks? Seal them. Edge failing? Reinforce. Surface uneven? Resurface before winter.

Why Local Matters

If your lot or driveway is older than 20 years—still uneven, stone-based, or lacking drainage—think of it like a remnant cobblestone lane. It worked then. It doesn’t now.

We serve:

  • Albany neighborhoods like Center Square, Normanskill, Guilderland

  • Colonie corridors near Wolf Road, Latham, Sand Creek

  • Schenectady Olde English, downtown business strips, and Rotterdam roads.

We bring modern asphalt solutions to properties that need it most.

One Last thing..

2023 Whitney race winner and egan paving

On this Whitney Day, we celebrate tradition, history, and performance. But as pavement professionals, we’re just as proud of smooth, safe roads and beautifully paved driveways across the Capital Region.

If your asphalt feels more like a 19th-century lane than a Saratoga boulevard—maybe it’s time for the transformation.

Asphalt Repair in Albany NY: What’s Causing Those Cracks in Your Driveway?

Cracks in your Albany driveway? Learn what causes them and how Egan Paving repairs asphalt driveways and parking lots across the Capital Region.

Cracks in your driveway aren’t just an eyesore — they’re your asphalt’s way of asking for help.

Whether you’re in Albany, Colonie, or Schenectady, driveway damage is a year-round issue. From deep freeze cycles to heavy traffic loads, the Capital Region dishes out the perfect storm of wear and tear.

So what’s really behind those cracks, and what can you do about them before the whole driveway fails?

Let’s break it down.

👉 Book your asphalt inspection today »

What Causes Asphalt Cracks in Albany?

1. Freeze-Thaw Cycles

Albany sees over 130 freeze-thaw days a year. Moisture seeps into tiny fissures in your asphalt, then freezes and expands — turning small cracks into structural damage. This is the #1 cause of pavement failure in our area.

2. Poor Drainage

Water is asphalt’s worst enemy. If your driveway slopes the wrong way or lacks proper runoff channels, puddling occurs. That water eats through the binder and breaks down the aggregate, especially during spring thaws and summer rains.

3. Heavy Vehicles

If your property sees delivery trucks, trailers, or larger SUVs, your asphalt might not be rated for the weight. Over time, this causes depressions, cracking, and base failure — especially near entry points.

4. Subpar Installation

Not every contractor follows industry best practices. We’ve repaired driveways where the base was only 1–2 inches thick when it should’ve been 4–6. Without proper compaction and stone base, cracks are inevitable.

5. Aging Asphalt

Even the best asphalt has a lifespan. After 15–20 years, natural oxidation and wear reduce flexibility. The surface dries out, and even small movements from heat or pressure can cause breaks.

Common Cracks in Albany Driveways

Understanding the type of crack can help you determine the urgency:

How Egan Paving Fixes Asphalt in the Capital Region

We don’t just seal the surface — we get to the root cause.

When Egan Paving shows up to your Albany NY property, you’ll get:

  • A full surface and base inspection

  • Honest assessment of what’s fixable vs. what needs replacement

  • On-site grading evaluation for future prevention

  • Clear pricing — no hidden charges

Repair Options Include:

  • Crack Sealing: Hot rubberized sealant injected into the crack to prevent further spread.

  • Infrared Patching: A seamless method where we heat existing asphalt and blend in new material.

  • Full-Depth Removal & Replacement: For serious damage, we cut and replace the failed section with fresh base and hot mix.

  • Edge Rebuilds & Reinforcement: Crucial for driveways with crumbling or unsupported edges.

We’ve repaired everything from 40-foot private driveways in Loudonville to major lots behind supermarkets in Colonieand downtown Albany.

Areas We Serve — Albany, Colonie & Schenectady

We handle asphalt repairs across:

  • Albany: New Scotland Ave, Buckingham Pond, Pine Hills, Whitehall Rd

  • Colonie: Fuller Rd, Osborne Rd, Sand Creek Rd, and Loudonville

  • Schenectady: Union St, State St, Rotterdam, Central Park neighborhood

Whether it’s a cracked driveway or failing commercial lot, we tailor the fix to your location’s layout, drainage, and daily traffic load.

FAQs: Albany Asphalt Repair

How long do asphalt repairs last?

A good repair done with the right prep can last 5–10 years, especially if drainage is corrected and the surrounding area is solid.

Can small cracks wait?

Short answer: no. Small cracks let in moisture. Albany’s climate will expand them in a single season, multiplying your cost down the road.

Is asphalt repair cheaper than replacement?

Yes — especially if the damage is surface-level. Most repairs cost 30–50% less than full replacement. We’ll let you know when it’s worth it.

How long does a repair take?

Most residential repairs take 1–2 days, depending on weather. Commercial lots may require phasing to keep traffic flowing.

Don’t Let Cracks Win

In Albany NY, your asphalt is always under pressure — weather, weight, and wear. But the longer you wait to repair, the faster damage compounds.

Whether you’re a homeowner, landlord, or business owner, catching cracks early could save you thousands.

Egan Paving has been repairing Albany asphalt for over five decades. We’re not guessing. We’re giving you what works — with no shortcuts and no surprises.

Finding the Best Paving Company Near You in the Capital Region (Hint: It’s Not Just About Asphalt)

“Best paving company near me” isn’t about ads — it’s about reputation. In Colonie, Albany, and Schenectady, Egan Paving is the one your neighbors already trust.

Paving crew applying asphalt on Schenectady residential street

If you live in Colonie, Albany, or Schenectady, you know:

We don’t pick contractors the way the internet says we do.

Sure, we Google “best paving company near me” — but then we call our cousin who knows a guy, ask the neighbor who just redid their driveway, or hit the diner and ask Tony behind the counter.

And honestly? That might be the best approach.

Because in the Capital Region, it’s not just about price or Google stars — it’s about trust, grit, and whether the company you hire actually shows up when they say they will.

“Who Did Your Driveway?”

That question gets asked a lot in neighborhoods like:

  • Loudonville, where the edges matter

  • Schenectady, where cracked concrete’s more common than curbs

  • Albany, where even parking is political

  • Latham and Westmere, where home values ride on curb appeal

When you see a crisp new blacktop, smooth transitions, proper grading, and a crew that’s not blocking the whole street — that’s the real marketing. That’s what makes people ask questions.

Around here, we know that word of mouth and workmanship go hand-in-hand — and it’s usually your neighbor who gives the most honest review.

What Makes a Paving Company the “Best”?

Fresh driveway paving in Colonie NY neighborhood

Let’s cut through the fluff.

The best paving company near you probably isn’t the cheapest, or the loudest online. It’s the one that:

  • Answers the phone on the second ring

  • Sends an estimator out who actually looks at your site

  • Walks you through what your options are

  • Doesn’t confuse you with contractor lingo

  • Sends a team that respects your property and your time

That’s not a national chain — that’s local, Capital Region service.

Proof You Can See — In Your Own Neighborhood

We’ve had homeowners call us in Colonie and say,

“You did my brother-in-law’s driveway in 2020 and it still looks new.”

Or local businesses in Albany that say,

“We’ve been through three paving companies — you’re the first one that didn’t disappear after the job was done.”

In Schenectady, we’ve taken on parking lots so damaged they were basically gravel again. We built those back into clean, striped, fully-drained lots that businesses can be proud of.

No drama. Just pavement that holds up — year after year.

We’re a Construction Crew, Not a Call Center

Cleanly striped commercial lot near Albany business district

When you hire Egan Paving, you get:

  • Local crew members who live in the Capital Region

  • In-house prep, grading, and equipment

  • A real foreman on-site — not someone calling in from another city

  • No subcontracting, no shortcuts

This isn’t a pop-up paving outfit. We’ve been at this for over 50 years, through snowstorms, summer heat waves, and city detours.

Where We Work (And Why It Matters)

We’ve paved:

  • Driveways in Loudonville, Colonie, Guilderland, and Delmar

  • Parking lots in Downtown Albany, Schenectady, and Latham

  • Commercial zones, banks, churches, and private homes — even a horse farm or two

We know the difference between sandy soil in Colonie, wet spots near the Mohawk, and sun-beaten blacktop that breaks down fast in open commercial lots.

Your paving needs are local. Your contractor should be too.

More Resources

To wrap things up…

If you’re still searching for the best paving company near me — think about what best really means.

It’s not about the biggest billboard or the flashiest website. It’s about the company you’ll still see working in your neighborhood next season. The one that knows the city inspector by name. The one your neighbor already recommends.

That’s Egan Paving. Quietly reliable. Always local.

High-Performance Asphalt in Albany NY: Sports Courts, Supermarkets & Heavy-Traffic Lots Done Right

From basketball courts to supermarket lots, Egan Paving delivers asphalt that performs in high-traffic zones across Albany, Colonie, and Schenectady.

Commercial paving crew working outside retail plaza in Schenectady

Not all paving jobs are created equal — and not all pavement needs are the same.

Whether you’re building a basketball court in Colonie, upgrading a bank parking lot in Albany, or resurfacing a supermarket lot in Schenectady, one thing’s for sure:

You need a paving contractor who understands traffic flow, surface performance, and long-term durability — not just one that throws down blacktop and leaves.

👉 Request a quote from Capital Region’s performance paving pros »

Built for Traffic, Not Just Looks

When we say performance paving, we’re talking about surfaces designed to handle:

  • Constant vehicle traffic without rutting or raveling

  • Heavy turning and braking from delivery trucks and fleets

  • Lateral movement and impact from sports and rec play

  • Consistent drainage to prevent water pooling, erosion, or freeze damage

  • ADA-compliant access zones, including ramps, crosswalks, and signage

For a high-use space, looks matter — but performance keeps your business running.

High-Traffic Business Lots: Banks, Pharmacies, and Retail

Freshly paved supermarket parking lot in Albany NY

We’ve paved dozens of high-traffic commercial lots across Albany, Colonie, and Schenectady, including:

  • Banks and credit unions, where drive-thru traffic wears grooves into poorly built lots

  • Pharmacies and strip plazas, where fast turnaround and minimal downtime matter

  • Supermarket parking lots, where constant foot traffic and cart wheels put pavement to the test

  • Medical offices, where ADA compliance and safety striping are non-negotiable

If you’ve noticed:

  • Fading or worn striping

  • Dips and standing water

  • Cracks forming at entrances and exits

…it’s time to address it before minor wear becomes costly downtime or liability.

Performance Surfaces for Sports & Rec

Asphalt isn’t just for vehicles. It’s also the surface under thousands of Capital Region sports courts, trails, and rec areas.

We’ve worked with:

  • Local school districts for blacktop playgrounds and basketball courts

  • Private communities for pickleball and tennis courts

  • Municipal parks for walking trails, loop paths, and rec zones

These jobs require tight grading, specialized surface finishes, and a crew that knows how to dial in the details.

They’re not weekend projects — and they’re not for amateurs.

Engineering the Right Mix for the Job

One of the biggest mistakes we see? Using the same asphalt mix for every job.

Egan Paving uses a project-specific approach, selecting materials based on:

  • Traffic load expectations

  • Exposure to sunlight and drainage patterns

  • Freeze-thaw cycles (which hit Schenectady and Albany hard in winter)

  • Sub-base composition and compaction needs

That’s how we create asphalt that lasts — even in New York’s rough seasons.

Why Choose Egan for High-Demand Asphalt Work?

We’ve been paving the Capital Region for over 50 years — and we’re still growing.

Here’s what sets us apart:

Local Crews — No subcontracted mystery teams

In-House Site Prep — Grading and drainage done right from the start

Modern Equipment — For fine finish work and large-scale coverage

Transparent Quotes — With materials, timeline, and contingencies clearly outlined

Tight Scheduling — We get in, get it done, and get out without disrupting business

When you need your pavement to perform — whether it’s for pedestrians, trucks, or point guards — we’re the ones to call.

Areas We Serve

We regularly service:

  • Albany (Central Ave, Washington Ave corridor)

  • Colonie (Wolf Rd, Latham retail centers)

  • Schenectady (downtown, Union St, Rotterdam business zones)

  • Nearby areas including Niskayuna, Guilderland, and Troy

If you’re in the 518, we’ve got you covered.

More resources:

Who Needs Parking Lot Paving in Albany NY?

We work with a wide range of businesses in Albany, Colonie, and Schenectady, including:

  • Strip malls & retail plazas (think Wolf Road or State Street)

  • Restaurants and diners

  • Medical and dental offices

  • Apartment complexes & HOAs

  • Gyms, daycare centers, and churches

  • Industrial facilities and distribution centers

From small business owners to property managers, we’ve helped dozens of Capital Region businesses extend the life of their lots and avoid costly replacements.

Why Albany & Colonie Parking Lots Wear Out Faster

The Capital Region’s weather is brutal on asphalt:

  • Freeze-thaw cycles crack subgrade and surfaces

  • Rock salt and plows eat away at edgework and joints

  • Drainage issues from older construction accelerate wear

  • Heavy traffic, especially from delivery vehicles, causes rutting and sinkholes

This is why regular maintenance, patching, and repaving matter — especially in busy zones like Central Avenue, Altamont Ave, or Broadway in Schenectady.

What a Commercial Parking Lot Project Includes

Egan Paving dumping asphalt in Colonie NY

At Egan Paving, a typical commercial lot job includes:

✅ Site prep and base repair

✅ Milling and reclaiming of old asphalt (if needed)

✅ Grading and drainage correction

✅ New asphalt application (or resurfacing, depending on conditions)

✅ ADA-compliant layout and striping

✅ Clear communication with business owners for access timing

We keep disruptions minimal — and we schedule projects to reduce business downtime.

Should You Repair, Resurface, or Replace?

Here’s a quick guide for Albany NY businesses:

How Much Does Commercial Paving Cost?

Every job is different. Factors include:

  • Square footage

  • Asphalt thickness

  • Site prep requirements

  • Striping layout & signage needs

  • Accessibility features (ramps, bump-outs)

We provide itemized estimates and work with budgets large and small. Big box store or family-run shop — we treat every job the same.

Why Local Experience Matters in the Capital Region

National chains and out-of-town contractors don’t understand:

  • Local drainage codes

  • Seasonal impacts

  • Long-term durability in Capital Region soils

  • How fast things wear out on roads like Central Ave or Erie Blvd

We’ve been paving parking lots in Albany, Colonie, and Schenectady for over 50 years — and we’re here year-round to support you.

🏁 Asphalt Paving Completion & Striping – First National Bank of Scotia, Central Ave, Colonie NY

Egan Paving has completed the asphalt resurfacing and striping at First National Bank of Scotia on Central Ave, Colonie NY — delivering a smooth, durable, and professional parking lot ready to welcome customers.

Completed asphalt paving and striping at First National Bank of Scotia, Central Ave, Colonie NY by Egan Paving.

At Egan Paving, we are proud to wrap up our two-day commercial paving project at the First National Bank of Scotiaon Central Avenue in Colonie, Albany NY. This high-traffic location needed a fast, affordable, and durable asphalt resurfacing — and we delivered.

Here’s how we finished the job, what customers should know about fresh asphalt, and how to keep a new lot looking great for years.

🔨 Final Asphalt Work in Colonie NY – Compaction & Surface Finish

After laying a new layer of hot asphalt over the existing surface yesterday, today was all about finishing the pavement to perfection.

✅ We ran multiple passes with heavy rollers to achieve a smooth, compact, and even surface.

✅ We ensured proper slope and drainage to prevent standing water or premature wear.

✅ We double-checked edges, curbs, and transitions for a seamless result.

This ensures the parking lot is durable, safe, and ready for customers — all without the time and cost of a full replacement.

🕒 How Long Should You Wait Before Driving on New Asphalt?

A common question we get from customers across Albany and Colonie is:

“How long should we let the new asphalt set before using it?”

Here’s what we recommend:

  • Foot traffic: OK after 24 hours.

  • Vehicle traffic: Ideally wait 48–72 hours, especially in summer heat.

  • Full curing: Takes ~30 days, but the lot can be used well before that.

We advised the bank to keep vehicles off the lot for 2–3 days to let the asphalt firm up and avoid impressions or scuffs.

🖍️ Parking Lot Striping – Finishing the Job with Visibility & Safety

Heavy roller compacting new asphalt for smooth, even finish at First National Bank of Scotia, Colonie NY.

Once the asphalt was set, we applied fresh, high-visibility striping to complete the project:

✅ Parking stalls with crisp, reflective lines.

✅ ADA-compliant accessible spaces.

✅ Directional arrows for smooth traffic flow.

✅ No-parking zones and crosswalks for safety.

The result? A clean, professional, and customer-friendly lot that makes a great first impression.

🛡️ Protecting Your New Asphalt Lot in Albany NY

We reminded the First National Bank of Scotia team about important maintenance steps to keep their new lot in top shape:

  • Sealcoating: Apply after 12–18 months to protect against weather and wear.

  • Re-striping: Refresh lines every 2–3 years or as needed.

  • Routine inspections: Check for small cracks or drainage issues before they become big problems.

With proper care, their investment will last for years — and Egan Paving will be here when they’re ready for future maintenance.

Commercial vs. Residential Paving in Albany NY: What Property Owners Need to Know

If you’re searching for paving contractors in Albany NY, you’ve probably seen companies offering residential paving, commercial paving, or both.

If you’re searching for paving contractors in Albany NY, you’ve probably seen companies offering residential paving, commercial paving, or both.

But what’s the real difference between a residential paving job and a commercial one?

At Egan Paving, we’ve been working across Albany, Schenectady, Troy, Colonie, and the entire Capital Region for over 50 years — and we can tell you: they’re two very different animals.

Here’s what every property owner should know before hiring pavers in Albany NY for your home or business.

👉 Request a free estimate today »

🏡 Residential Paving in Albany NY: What It Covers

Residential paving contractors handle jobs like:

✅ Driveway installation & replacement

✅ Private roads or shared neighborhood drives

✅ Small parking pads or sport courts

✅ Drainage correction around homes

✅ Driveway widening or extensions

A quality residential paving contractor in Albany NY focuses on:

  • Working within HOA rules or local permits

  • Matching driveway aesthetics to home styles

  • Ensuring proper grading away from foundations

  • Building for personal vehicle weight, not heavy trucks

Common materials: asphalt, blacktop, or sometimes stone pavers (for decorative work).

🏢 Commercial Paving in Albany NY: What It Covers

Commercial paving contractors handle:

✅ Large parking lots for businesses

✅ Apartment & condo complexes

✅ Municipal roads & paths

✅ Industrial yards and truck loading areas

✅ School or hospital parking areas

Commercial paving demands more:

  • Engineering for heavy vehicle weight

  • ADA compliance & proper striping

  • Traffic flow design & safety

  • Drainage systems for large surface areas

  • Coordination with city permits and inspections

Materials here are all about durability and compliance — mostly high-strength asphalt mixes.

⚙️ Key Differences Between Residential & Commercial Paving

🚨 Why You Need the Right Contractor

Some paving companies claim they can “do it all” — but be careful.

Residential paving contractors may lack:

❌ The equipment for large-scale commercial jobs

❌ Knowledge of city codes and ADA rules

❌ Experience managing heavy truckload designs

Commercial paving contractors may not:

❌ Care about small residential details like landscaping or edge aesthetics

❌ Be cost-effective for homeowners

That’s why it’s critical to hire Albany NY paving contractors who specialize in the type of project you need — or, like Egan Paving, have proven expertise in both.

💬 Common Questions We Hear

Q: Can you repave a commercial lot with residential equipment?

A: You can, but you shouldn’t. Big lots need heavier rollers, spreaders, and crew sizes.

Q: Do residential driveways need drainage design?

A: Absolutely — especially in Albany NY, where clay soils and freeze-thaw cycles destroy poorly drained driveways.

Q: Is commercial paving more expensive per square foot?

A: Often, yes — because of thickness, compliance, and scale — but the per-unit cost sometimes lowers on larger jobs.

Common Asphalt Repair Mistakes in Albany NY — And How to Avoid Them

If you’re searching for Albany NY paving contractors or asphalt repair near me, you’re probably repairing your driveway or parking lot—or planning to.

If you’re searching for Albany NY paving contractors or asphalt repair near me, you’re probably repairing your driveway or parking lot—or planning to. But hold on—many local pavement problems come from mistakes made beforethe asphalt is laid, or short-term fixes that don’t last. We see them all the time in the Capital Region. Avoid these common pitfalls, and save yourself time, money, and headaches later.

👉 Get a free quote from experienced Albany NY pavers today »

1. Skipping Proper Base Preparation & Drainage ❌

One of the most common errors by so-called “paving contractors” is improper base prep. They start paving over clay-heavy soil without excavation or grading. The result? subsidence, cracking, potholes—all within a few freeze-thaw cycles.

✅ Fix:

Excavate down at least 6”, add compacted, well-graded crusher run gravel, and direct water away from your pavement. Egan Paving always includes this in our driveways and parking lots.

2. Letting Cracks Go Unrepaired

Even small fissures allow moisture in. That moisture gets trapped, freezes, and expands—leading to fatigue or “alligator” cracking in your pavement.

✅ Fix:

Opt for professional crack sealing quickly—don’t wait until they spread. Regular inspections by reliable Albany NY pavers can help you catch them early.

3. Using Poor-Quality Asphalt Mix

For durability, especially in colder climates, it’s essential to use the right mix. Cheap contractors often skimp with low-grade asphalt that softens in heat and hardens in winter.

✅ Fix:

Egan Paving uses locally optimized pavement mixes designed to resist summer rutting and winter cracking—ideal for Albany and the Capital Region’s climate.

4. Underdimensioned Asphalt Layers

A rule of thumb for driveways is 3” binder + 2” finish. But many lowballers lay just 2” total—or worse. These thin layers wear out fast, leading to rapid and expensive failure.

✅ Fix:

We strictly build to spec, often exceeding thickness requirements. It’s not just sturdy—it also means longer lasting.

5. Ignoring Joint Quality and Compaction

Pavement joints, such as edges and seams, are failure points. Poor compaction or sloppy finishing leads to edge crumbling and visible cracks fast. ()

✅ Fix:

Our crew gives joints special attention: proper compaction, clean edges, and drainage protection to prevent joint deterioration.

6. Overusing Sealcoat Too Soon

While sealcoating is useful, timing matters. Experts advise waiting 12–18 months after asphalt installation before applying seal, then reapply only every 2–3 years. Too much too soon, or too deep a coat, reduces lifespan and creates slick surfaces.

✅ Fix:

Unless your pavement is aged or repair-heavy, Egan focuses on proper prep, not quick cosmetic coating.

Real-Life Consequences from the Capital Region

Homeowners who got the cheapest quote often say:

  • “My driveway puddles water immediately.”

  • “It started cracking in a pattern—just two years in.”

  • “We had to repave already—and that cost double.”

These mistakes aren’t rare—they’re predictable, and they’re avoidable.

Partnering with Reliable Paving Contractors

What should you look for in an Albany NY paver?

  1. Will they walk your site and explain drainage needs?

  2. Will they share base depth, compaction, asphalt thickness details?

  3. Can they show you the mix specs and compaction methods?

  4. Do they leave edges, seams, and joints visibly solid and completed?

When they do, you’re on the right track.

Why Egan Paving Stands Out

  • Local expertise across Albany, Troy, Schenectady, and Colonie

  • Full-depth prep with drainage included

  • Proper thickness, high-grade asphalt

  • Skilled crew focused on compaction and clean joints

  • Straightforward pricing with no hidden shortcuts

☀️ How Summer Heat Damages Asphalt

Albany NY paving contractors know that Upstate summers are a unique challenge. We get high temperatures, humidity, sudden thunderstorms, and UV intensity that puts stress on both residential and commercial pavements.

Common summer asphalt problems:

  • Surface softening: High temps make asphalt more pliable, leading to ruts, tire marks, and depressions, especially under parked vehicles.

  • Crack expansion: Minor cracks can widen in heat, letting in water and weakening the base.

  • UV damage: The sun dries out asphalt binders, causing fading and surface brittleness.

  • Stormwater erosion: Summer storms force water into surface defects, accelerating erosion.

🏠 How Albany Homeowners Can Protect Their Asphalt Driveways

If you own a home in Albany, Colonie, Latham, or Schenectady, here’s what local paving contractors recommend:

✅ Rotate parking spots to avoid constant pressure points.

✅ Keep the driveway clean of oil, debris, and vegetation.

✅ Check for cracks regularly and schedule asphalt repair promptly.

✅ Consider drainage improvements to handle summer storm runoff.

✅ If your driveway is over 15–20 years old, ask a paver for a professional assessment.

🏢 Commercial Parking Lot Concerns

For businesses, summer asphalt stress is multiplied by:

  • Heavy truck traffic

  • Constant sun exposure

  • Pedestrian footpaths degrading faster

If you manage a commercial property, call Albany paving contractors for:

  • Crack sealing

  • Surface patching

  • Re-striping

  • Full-depth asphalt repair

5 Signs Your Driveway Is Screaming for Help (And What to Do About It)

Let’s be honest — most people don’t think about their driveway until it’s falling apart. But your pavement has a way of talking back… with cracks, puddles, and sinking edges that say, “Hey, remember me?”

Let’s be honest — most people don’t think about their driveway until it’s falling apart. But your pavement has a way of talking back… with cracks, puddles, and sinking edges that say, “Hey, remember me?”

If you’re in Albany, Schenectady, Troy, or anywhere in the Capital Region and noticing these signs — it might be time to call Egan.

🪨 1. Cracks That Look Like a Roadmap

A few hairline cracks are normal over time, but if your driveway’s starting to look like an old road atlas, it’s not just cosmetic.

  • Spiderweb cracks = drying and aging

  • Wider cracks = base failure

  • Random cracking = freeze/thaw damage from Upstate winters

Left untreated, these cracks turn into potholes fast.

🌊 2. Water Pools After It Rains

If your driveway turns into a mini lake after a storm, it’s not just annoying — it’s a structural problem.

Water pooling means:

  • Poor drainage or grading

  • Foundation movement

  • Risk of accelerated pavement failure

You need more than patchwork. You need a proper slope and drainage plan.

🛞 3. The Edges Are Crumbling

This is a classic sign of an underbuilt or aging driveway. Once the edge starts falling apart, moisture gets in, vehicles stress the weak points, and the rest follows.

What starts as one soft spot becomes an expensive replacement.

🪣 4. Patching Isn’t Working Anymore

Been sealing cracks every summer? Calling the handyman to cold-patch holes? There’s a point where repair is just masking the real problem.

If your driveway is a patchwork quilt of past DIYs and bandaids, full replacement may actually cost you less long term.

🚧 5. It Just Looks… Rough

Even if the structure is holding up, an old, beat-up driveway drags down the look of your entire property. If you’re selling, refinancing, or just take pride in your place — fresh blacktop is one of the highest ROI exterior improvements you can make.

Why Capital Region Driveways Fail Early

In Upstate NY, it’s not just about wear and tear — it’s about the weather:

  • Freeze/thaw cycles

  • Clay-heavy soils

  • Salt and snowplows

  • DIY quick-fix jobs from 10 years ago

At Egan Paving, we build driveways for this climate, with proper prep, grading, and materials that hold up.

✅ Call It What It Is — It’s Time

If your driveway is showing two or more of these signs, it’s probably past the “wait and see” phase. The good news? We can help — and we make it easy.

  • No pressure

  • No vague pricing

  • No cut corners

  • Just honest work by a Capital Region crew that shows up and gets it done

Grass Lots & Worn-Out Tires: Why Saratoga Deserves Better Than Dirt Parking

The Saratoga Race Course is back — and this year, it’s opening on a Friday for the first time ever. We love tradition, but let’s be honest: some of these parking setups are looking like we’re still in the 1800s.

The Saratoga Race Course is back — and this year, it’s opening on a Friday for the first time ever. We love tradition, but let’s be honest: some of these parking setups are looking like we’re still in the 1800s. Dirt lots. Tire ruts. Stray hubcaps. And people waving you into someone’s backyard like it’s a state fair.

At Egan Paving, we’re just saying… it might be time for an upgrade.

🎩 Hooves on the Track, Tires in the Mud

We’ve got million-dollar horses racing on state-of-the-art surfaces — and cars parking on lumpy grass and gravel like it’s a rodeo.

You know the drill:

  • Guy with a $20 flag waves you onto someone’s lawn

  • You hit 3 potholes and a sprinkler head on the way in

  • You pray the rain holds off because you’re 20 feet from getting stuck

  • Your shoes? Ruined before you see a single horse

Welcome to Saratoga.

🚧 Asphalt > Ankle-Breaker Ruts

We’re not saying the charm isn’t there. Saratoga’s quirky, unpolished moments are part of the fun. But if you’re an event planner, property owner, or even a serious local who hosts parking near the track — a solid, paved lot isn’t just nice. It’s bankable.

  • Easier to organize

  • Adds value to the property

  • No more refunding parkers who needed a tow

  • Pairs well with a well-placed sign that says “Professional Parking, $20”

Asphalt’s ROI is stronger than half the horses in the third.

🗓️ Friday Opening: A New Era

This year’s Friday kickoff is a nod to Belmont’s trend-setting schedule — and Saratoga is clearly stepping up. The town’s energy is electric. New restaurants, renovations, and — hopefully someday — a few paved parking lots for the locals cashing in.

We’re here for it. Let’s pave the way. Literally.

🛞 We’re Not Just Pavers. We’re Fans.

We grew up here. We’ve sat in those backyards with a folding chair and a cooler. We’ve sprinted in dress shoes from the Nelson Ave extension. And we’ve definitely gotten a little too confident driving through “that one lot that’s totally dry.”

We’re not paving because we’re picky. We’re paving because you deserve better. And your guests (and their suspensions) do too.

👋 Let’s Talk

Got a lot that turns into a marsh every July? Own a spot a few blocks from the gate and want to make more than soggy $20 bills?

We’ve paved everything from residential driveways to commercial parking lots to church overflow areas — and we’d be happy to walk your space and give honest feedback.

Concrete vs Asphalt Driveways: What’s Best for Albany Homeowners?

Thinking about replacing your driveway but stuck between asphalt and concrete? In the Capital Region, the weather alone makes the choice a bit easier. Here’s a full breakdown of the pros and cons — and why most Albany homeowners ultimately go with asphalt.

Thinking about replacing your driveway but stuck between asphalt and concrete? In the Capital Region, the weather alone makes the choice a bit easier. Here’s a full breakdown of the pros and cons — and why most Albany homeowners ultimately go with asphalt.

Talk to a driveway expert today »

The Basics: What You’re Choosing Between

Concrete

  • Light gray in appearance

  • Takes longer to install and cure

  • More expensive upfront

  • Known for its clean look

Asphalt

  • Jet-black when fresh, fades to charcoal

  • Fast installation (1–2 days)

  • More flexible under pressure

  • Easier and cheaper to repair

Both materials can work, but in Albany’s weather conditions? One clearly handles the elements better.

Upstate NY Weather: The Real Decider

Albany winters are no joke. The freeze-thaw cycle expands and contracts the surface dozens of times a season.

  • Concrete is rigid — it cracks more easily when moisture gets in and freezes.

  • Asphalt is flexible — it expands and contracts with temperature changes.

For homeowners dealing with ice, snowplows, and salt, asphalt is built for this climate.

Repairs & Maintenance

  • Asphalt can be patched, resurfaced, or sealcoated easily.

  • Concrete repairs are often more noticeable, and full replacement sections are costly.

Asphalt lets you manage wear-and-tear over time — instead of all at once.

Curb Appeal & Customization

Some homeowners prefer the lighter look of concrete or stamped finishes. But asphalt’s clean, dark finish provides a classic look that fits almost any home style — especially after fresh compaction.

Bonus: asphalt blends in with city curb lines, drive approaches, and sidewalks more smoothly.

What Most Albany Homeowners Choose

In our 50+ years of paving driveways across Albany, Colonie, and Troy, asphalt is hands-down the most popular — and practical — choice.

Unless you have a specific architectural reason or climate-controlled plan for concrete, asphalt delivers more value in this region.

Final Thought

Concrete has its place — but in Upstate New York, where the elements take a toll, asphalt gives homeowners the best balance of price, performance, and peace of mind.

The Hidden Costs of Cheap Paving: What Capital Region Homeowners Regret Most

A low quote might seem like a great deal — until your driveway starts cracking, sinking, or pooling water within the first year.

A low quote might seem like a great deal — until your driveway starts cracking, sinking, or pooling water within the first year. Here’s what every homeowner in the Capital Region should know before picking the lowest bid. Request an expert paving quote today »

Why the Cheapest Paving Isn’t Always the Best Deal

When a paving quote comes in dramatically lower than the others, it usually means corners are being cut. And unfortunately, those savings often show up later — in the form of:

  • Early cracking or edge crumbling

  • Standing water after rain

  • Potholes forming within 1–2 years

  • Surface wear that fades fast

The upfront price might look great, but the long-term cost adds up fast.

What Corners Typically Get Cut

Here’s where bargain paving contractors tend to save themselves money (at your expense):

1. Skipping Proper Excavation

Some contractors don’t dig deep enough to remove soft, clay-heavy soil. Without that step, your driveway shifts and sinks over time.

2. Weak Base Layers

A strong foundation means at least 6" of compacted crusher run or gravel. Budget outfits might use less material — or none at all.

3. Thin Asphalt Application

Standard residential paving should include a 3" binder layer and a 2" finish coat. Cheap jobs often go thinner, leading to premature failure.

4. No Drainage Planning

Water is asphalt’s biggest enemy. If your contractor isn’t talking about drainage, they’re not building for the long term.

Real-World Regrets (We See Them All the Time)

Homeowners across Albany, Colonie, and Troy often call us to fix driveways that were paved just a year or two ago. Common complaints:

“The edges are already falling apart.”
“We never had standing water until after it was paved.”
“The price was low, but now we have to redo the whole thing.”

By then, it's too late to go back. You end up paying twice.

How Egan Paving Approaches It

We’re not the cheapest quote on the list — and we’re upfront about that. But we:

  • Grade every site properly

  • Use full-depth base material

  • Apply asphalt at full thickness

  • Plan for proper water flow from the start

  • Use crews with decades of Capital Region experience

That’s why our driveways last longer. That’s why people call us back after 10, 15, or 20 years.

Final Word: Ask the Right Questions

Before accepting a quote, ask:

  • How deep will you dig?

  • What materials are going underneath the asphalt?

  • How thick will the asphalt be?

  • How are you managing water drainage?

If those answers aren’t clear, it might not be a deal worth taking.

Real Driveway Transformation in the Capital Region: Solving Drainage and Rebuilding From the Ground Up

How we solved a complex drainage and paving challenge for a homeowner in the Capital Region

This recent project highlights how we solved a complex drainage and paving challenge for a homeowner in the Capital Region — and why site prep, material layering, and smart water redirection are key to long-term success.Contact us today for a free assessment »

A Driveway Rebuild With Serious Challenges

This Capital Region property had a failing driveway built on problematic clay soil — and serious water runoff issues from a nearby hill. Water was working its way toward the home and patio, slowly compromising the foundation.

Egan Paving tackled the problem head-on:

  • Excavated 10" deep, reaching below the clay layer

  • Installed geothermal road fabric to stabilize the base

  • Laid 6" of crusher run gravel for strength

  • Applied a 2-course asphalt application:

    • 3" of dense binder to combat movement in clay-heavy soils

    • 2" of type 6 finish asphalt for smooth aesthetics and durability

Advanced Drainage Solutions

To prevent future water issues, we integrated over 150 linear feet of solid pipe that “daylighted” away from the house, plus an additional 40 feet of French drain to intercept water coming off the hill.

We also installed:

  • (2) Catch basins

  • (1) 9’ channel drain in front of the patio

The result? Water now flows around the home instead of toward it — and the newly paved driveway is built to last.

What This Project Shows

Clay soil requires advanced prep — fabric + correct base depth are critical.

  1. Drainage is not optional — asphalt won’t survive without controlling water first.

  2. Asphalt layering matters — a strong binder layer is essential for stability in Upstate NY.

These are the things that separate short-term fixes from long-term success.

Serving the Entire Capital Region

From Albany to Clifton Park, Colonie to Troy — we’ve helped homeowners all over the Capital Region rebuild driveways with smart, engineered solutions that work.

This is the kind of project that shows why attention to drainage, layering, and base materials matters.

Ready for a Real Fix?

If you’re dealing with puddling, erosion, or constant driveway cracking — you may have a deeper issue under the surface.

Let’s take a look before the problem worsens. We’ll give you a clear, honest evaluation.
